Follow the correct procedure and avoid costly mistakes:
We prepare and serve by post a “Section 8 Notice” giving the tenant two weeks to pay the arrears and warning if they are not paid, a court application will be made. Our Price: £69.00 inclusive of VAT.
Notice served and tenant still not paid? Go to Step Two
We issue a court application and arrange for attendance at court by an advocate to obtain a possession order requiring the tenant to leave Our Price: £549.00 inclusive of VAT and the court fee and the advocate’s charges for attending court. There will be an extra charge of just £79 inclusive of VAT if you are unable to attend the hearing. This covers preparing a witness statement for you to sign before the hearing.
Order made by court and tenant still living in your property? Go to Step Three
We apply for a court warrant to ask the court bailiffs to evict the tenant for you. Our Price: £179.00 inclusive of VAT and the court fee. You or your letting agent will need to be present at the eviction. We also advise you to change the locks after the eviction.
A cheaper alternative can be taken if the Tenancy is about to end or has it finished and the tenant is refusing to go
Provided you are not asking the court to also make the tenant pay unpaid rent, this procedure involves serving a “Section 21 Notice”. We use a slightly quicker court procedure for you and our price is cheaper. Our fixed price for Step One: the Section 21 Notice is £69.00 inclusive of VAT. Our fixed price for Step Two: applying to court for the Order requiring the tenant to leave the property is £429 inclusive of VAT and court fee. If unusually, the court will not make the order without a court hearing we will agree a fee with you for arranging for attendance at the court hearing for you. Our fixed price for Step Three: obtaining a warrant for the bailiffs to evict your tenant is £179 inclusive of VAT and court fee.
