Selling your property

If you are selling your property it is helpful to provide us with as much information as possible. There are certain things that need to be done before you can sell your home. You will need to obtain an Energy Performance Certificate (we can obtain this for you). This must be available within 28 days from the date the property is marketed but once it has been obtained will remain valid for 10 years.  You no longer need a Home Information Pack to market your home unless it was marketed before 21 May 2010. We will discuss with you at an early part of the sale process the steps that will lead to a swift and successful completion once a purchaser has been found. Most of the paperwork can be prepared in advance thus cutting down on time and costs for you.

Buying a Property

Whether you are buying a property as a family home, gift, or to rent it is essential that we have as much information from you as possible so that when you tell us you have found your dream home we can act swiftly on your behalf to progress the transaction. This will also allow us to advise you on tax planning and inheritance issues which may affect you depending on the value of your property and your other assets. We will guide you through the maze of searches to exchange of contracts and completion, assist you in completing your Stamp Duty Land Tax Return and finally registering you as the owner of a new property.

Stamp duty land tax relief has been introduced for transactions which complete on or after 25 March 2010 and before 25 March 2012.  It is only available to first time buyers who buy a property worth up to £250,000. In order to claim the relief you must be able to satisfy the following criteria:

  • You must be a first time buyer. If more than one person is purchasing the property then they must all be first time buyers. If not then stamp duty land tax will be payable.
  • You must not have inherited property. If you have inherited property then you cannot claim relief.
  • You must be occupying the property as your main residence. If you are purchasing the property as a buy to let property then stamp duty land tax will be payable.
