Stage 2 – Court Possession Proceedings

After you’ve completed stage 1, the next stage to evict your tenant is to issue a possession claim at Court. The details and costs vary depending on whether a Section 8 or Section 21 Notice was issued at stage 1.

Section 8 Notice

Following the Section 8 Notice being sent to the tenant, we will issue a possession claim, arrange attendance at the hearing to obtain a possession order for you.

Price: £986 inc. both VAT and court fee

Section 21 Notice

If you used the Section 21 Notice, we will issue a possession claim to obtain an Order (no Court hearing is required).

Price: £869 inc. both VAT and court fee

FAQs

  • How long will Stage 2 take?

Unfortunately there is no specific time-scale as it depends on availability at the Court. As a rough guide though, it will be at least 6 to 8 weeks.

"I am a buy to let landlord with a mixed 25 property portfolio. The nature of my business is such that I need to have access to good, reliable legal services on a fairly regular basis. To be honest, I discovered Actons Solicitors by pure chance on the internet, when I needed some legal help in an emergency. That was about 4 years ago and, since that time, I have developed a very good professional relationship with Yvonne, whose legal advocacy has been prompt, accurate and reliable and very pleasantly delivered! Thank-you Yvonne."
